How we budgeted our latest Bathroom
At Savannah Denny Designs we pride ourselves on working in with your budget requirement whilst still providing you with the best possible outcome and level of design possible. Our latest bathroom renovations was a mid-high range heritage bathroom design in a very small space. The clients wanted a high level of design and wished to spend no more than $30,000.

Research like your life depends on it… or at least the health of your bank account?
Before you take on a renovation, do your research. You need to know how much this bathroom is going to cost you before you start tearing walls down. I know, with no shadow of a doubt, you will be gobsmacked at how quickly bathroom renovations add up.
Here at Savannah Denny Designs we have a pretty good idea, from experience, what bathroom renos can cost but we want you to have all the information. https://www.realestate.com.au/lifestyle/renovation-calculator/The RealEstate.com renovation calculator is a good place to start.
This calculator will spit out the average price for your size bathroom and for the level of finish you desire, now bear in mind this is an average and not an 100% accurate estimate but a great place to start.
Your next step is to do some market research. Yes, that’s right… ladies and gentlemen I am giving you permission to go shopping! Don’t swipe that card just yet, but have a look around and take note of what things cost. Start by dreaming big, pick all the tap-ware, tile, fixtures and fittings you want to use in your dream bathroom… then brace yourself, you might faint at the final cost.
Become a budget guru, let’s crunch those numbers baby!
To put all your research together try using my easy to use budget spreadsheet template, this is the exact template I use when crunching the numbers for my clients projects. As a part of my ‘Reno Rookie Resource’ you also receive a list of my favourite suppliers and a mood board template, however the budget spreadsheet is exactly what you need!
Then once you have decided on what compromises you are wanting to make, reflect those in your budget spreadsheet until that big, bold grand total reflects a number that will allow you to sleep at night… then add 10-15% on top of that grand total… because renovations are known to surprise you with unseen issues… your electrical doesn’t meet code and needs to be replaced, or the floor joists are termite ridden, or maybe you decide to move a wall? Yep that’s going to cost more than you bargained for. Over allow for everything and keep your expectations in check.
Avoid that scary term. You know the one…
“Over Capitalising”
The last thing we want to see happen in your bathroom renovation project is to over capitalise. What does that mean you ask?
Put simply, over-capitalising is when the cost of your renovation outweighs how much value it will add to your property. My advice is if this is your forever home, overcapitalisation isa mere thought in the back of your mind and you are free to design a bathroom you will love long term, no matter the cost. But, yes the all important but… is if you are only planning to stay in your renovated home short term the idea of over-capitalisation should be in the forefront of your mind. We don’t want to see you selling your property for less than you put into it.
Don’t spend more than 10% of your home’s overall value on
a master bathroom/ensuite renovation and 5% on a family bathroom or powder room. For example if your home is worth $650,000, the ceiling of your master ensuite budget should
be $65,000 and according to the realestate.com renovations calculator you could renovate a medium sized bathroom
using luxury range products for between $48,000 – $65,000.
So get your measuring tape out and get your property evaluated. This will greatly help you decide whether your initial budget is
the right one for ensuring you don’t overcapitalise.
However, HIA Kitchens and Bathrooms Report for 2017-18 reveals that most spend much less than 5-10% of their property value on bathroom renovations, so if you can spend less.. DO! The 5-10% is the ceiling for your spend, not the goal.
QUOTES, QUOTES, BLOODY QUOTES!
I have said this 100 times over, get quotes for everything, and make sure they are written as official quotations. Don’t let your sparky say off the cuff “I reckon it will be around $1,500”. This has tripped up client and client again, unless it’s written down with a scope of works and a $$ amount associated with it, it’s not worth the paper it’s written on.
Double check all the numbers because mistakes are made and all it takes for a budget to get derailed is for it to be missing a 0. I have seen it happen and it is not pretty. Once you get all your quotes put them all back into your budget spreadsheet and see if the numbers still add up and your budget is still looking healthy.

WE GET ASKED ON A DAILY BASIS “WHERE DO I START?”
‘Do I need a builder first, a plumber or do I buy the products first?’ My advice normally consist of these few tips —
Have a look at what is available, what would you like to put in your bathroom? Consult your builder what is possible for the space, consider things like storage, both eye level and vanity storage, counter top space, how many people are using the bathroom daily and at what times? When you step out of the shower you want to have good amount of space to dry off, if you enjoy a bath consider how the vanity is positioned to the bath. It’s all about a practical layout facilitating your daily routine.

SMART CHOICES TO HELP EXTEND THE LIFE OF YOUR NEW BATHROOM
Underfloor heating is one of the best investments that can be made in a bathroom and when paired with good ventilation can dramatically affect the prevention of mould.
Check the warranties of all your products as this will tell you a lot about the quality of a product and how long it is expected to last.
TIP #3
PRICE VS INSTAL
Don’t be afraid to ask people in the industry about the difference in products. for example “Why is this toilet $120 more than this one, but they look the same?” Often they are the same and you are just paying for brand name, but on the other hand it could be cheaper toilet that take’s a lot longer to install verses a more expensive toilet that takes an hour to have up and running. So where you think you are saving money on a cheaper toilet system, you might be paying for it in the install process.
Get a quote for all of your products from one store as often you can receive a “Package” deal for bundling your items together and it saves your builder/plumber time (that they will charge you for) running around to multiple stores to collect your orders. It all adds up!
Have all of your bathroom products ordered in advance it saves on stock delays and outages and days lost onsite if trade are waiting for products.
